Scope

This document is intended to provide a thermal performance verification process to achieve durable building enclosure foundation systems per ISO 21105-1 Performance of buildings — Building enclosure performance verification and commissioning — Part 1: General requirements. This Part 2 defines the process for the commissioning of the foundation, including waterproofing, vapour barrier and insulation

Purpose

The purpose of the proposal is to provide the process for commissioning of the foundation to meet the owner’s project requirements. The document will serve the owner of the building to define the performance expectations of the building enclosure, provide information to the design team to ensure the design meets the owner’s expectation, and define for the contractor the objectives for achieving a quality installation, testing and documentation of the system.

The document is needed in the industry to provide a method to perform the various tasks associated with the commissioning of the foundation system. The document will include, but is not limited specific foundation related design review, development of a commissioning specification, submittal reviews, field observations, testing and documentation by an independent third party engaged by the owner. The tasks shall be undertaken in accordance with the level of commissioning as defined in Part 1.

The commissioning of the building enclosure will address current failures in the design and building industry to adequately design and construct a successful building enclosure. The document shall bridge the gaps in the industry between the owner’s expectations, the design and the installation of the foundation systems. The owner and occupant of the buildings shall be provided with greater confidence, in that by undertaking the commissioning process, a fundamental level of performance of the foundation system has been achieved. This will facilitate confidence in the development, purchase, occupancy and use of the building to the fullest extent expected by the public and end users.
